Below are a few items to help you make that important decision!
- Drive by the neighborhood that the property is in. Make sure that the location is going to work for you and your family.
- Is the property in the correct school district if that pertains to you ?
- Income Guidelines – We would like to see 3x the monthly rent and this varies depending on the amount and source of other debt and monthly payments.
- Credit – No felony convictions. No evictions unless you have a letter of explanation
- Positive Rental History – the more the better
- Application – Everyone over the age of 18 that will be living in the home needs to fill out the application- $ 40 each. APPLY NOW
- Application fees are non-refundable so call us first to make sure we do not have a pending application on the property that you are considering.
- Application attachments – We need your drivers license and proof of income to accompany the application.
- Approval – Once you are approved, the property does not come off of the market until all requested paperwork is received, the Lease is signed by all parties and the security deposit has been received . The security deposit must be received in the form of a money order or cashier’s check.
- Pet Policy and Fees – It is the individual owners insurance company that makes the rules on restricted pets and fees involved. Most owners charge $200 for a pet fee but check with us for the property that you are applying for. Most insurance companies restrict the following breeds: Akitas, Alaskan Malamutes, American Bulldogs, Chows, Doberman Pinschers, German Shepard’s, Great Danes, Pit Bulls, Presna Canarios, Rottweilers, Siberian Huskies, Staffordshire Bull Terriers, Wolf Hybrids. However, again, check with us for the restrictions of the property that you are applying for.
